Pathway Communities Ventures North

Builds on Southside Successes

In 1998, on the heels of breaking ground for SummerGrove in Newnan, now one of Atlanta's most successful master-planned communities, Peachtree City Development Corp. changed its name to Pathway Communities. Steve Black, president and chief executive officer of Pathway Communities, said the name change was necessary as the company developed beyond Peachtree City, the company's signature community.

Those plans to expand beyond Atlanta's metro south are already coming to fruition in a big way. Pathway has begun development and sales at Lake Forest, a 300-acre community in Forsyth County, and consumer response has been beyond initial expectations.

States Black , "Over the past 20 years, we have learned what makes a great community-how to use things like architectural guidelines, natural areas and recreational opportunities to create a total living environment. We have taken that experience, added exciting new elements like a water park and advanced home technology, and created a community that is unique to Forsyth County."

Lake Forest is positioned to be one of Atlanta's most successful communities in 2002. "With its low tax rate and award-winning school system, Forsyth County has all the ingredients that consumers are looking for," says Peggy Sullivan, Pathway Communities' vice president of marketing and corporate communications. "When you factor in Lake Forest's proximity to GA. 400, outstanding builders and impressive amenity package, the result is a highly desirable community."

The secret to the company's success on both the southside and the north is the fact that Pathway Communities strives to develop more than land. According to Doug Mitchell, founder of Pathway Communities, a successful master-planned community has to, "develop friendships and memories for the residents of each community. We accomplish this through things like our community Intranet initiative and an abundance of community gathering places to give residents a sense of belonging."

There are several things that are standard at each Pathway community-friendly neighborhoods, an abundance of green belts and open space, great amenities and advanced technology, all in a prime location. Home buyers will also find the value that comes from true master planning and an array of homes from the area's top builders.

In addition to Lake Forest on the northside, Pathway is developing three southside communities-SummerGrove, Avery Park and Monarch Village.

SummerGrove at Newnan
At SummerGrove, Pathway has created one of Atlanta's most exciting communities. Impressive amenities include an 18-hole, Golf Digest-ranked golf course, two swimming and water park venues, tennis courts, and hundreds of acres of parks, paths and lakes. Sidewalks and a Market Square keep residents connected to one another. And a technology package offers high-speed Internet access and a community Intranet. SummerGrove offers one of the area's largest collections of model homes, with 13 fully furnished models to make home shopping even easier. Homes at SummerGrove are priced from the $130s to over $700,000. In 2001, SummerGrove was Atlanta's third-best selling master-planned community.

Avery Park
At Avery Park, Pathway has paid tribute to Newnan and the city's grand traditions. A Village Square filled with convenient shops and offices gives Avery Park a cosmopolitan feel in a suburban setting. Amenities include tennis, swimming, miles of walking trails, neighborhood parks and more than 30% designated green space and open areas. Beautiful homes in a variety of styles are priced from the $120s to over $300,000, and all are wired for advanced Internet and Intranet technology.

Monarch Village
Pathway has designed Monarch Village in Stockbridge to be a sanctuary from the world. Residents can relax in more than 125 acres of green space. And choose from great resort-style amenities, like a water park with a slide tower and water mushroom, an ALTA and USTA-approved tennis complex and a 16-acre lake with boating and fishing facilities. Neighbors will enjoy meeting through the community Intranet and along 20 miles of sidewalks and trails. Plus, an on-site elementary school is scheduled to open in 2004. Homes at Monarch Village are priced from the low $100s to over $400,000.
